What does it cost to build a house in San Jose?
New construction is the one place a per-square-foot number is genuinely useful โ as long as you know what it excludes.
Ground-up new construction in San Jose starts around $500 per square foot, plus site work and soft costs. That rate describes new construction specifically — it is not the right number for an ADU, an addition or a remodel.
Why $500/sq ft only describes new construction
It is a common and expensive mistake to apply one rate across every kind of project. New construction, ADUs, additions and gut remodels have genuinely different cost structures. An ADU carries fixed soft costs that don't scale. A remodel carries demolition and the risk of what's behind the walls. New construction is the one case where the building is the dominant cost and the rate behaves predictably.
What sits outside the per-square-foot number

The site is what decides whether a lot pencils
Two lots the same size, the same zoning, and the same house on paper can be a hundred thousand dollars apart once the site is real. Slope means grading, retaining and drainage. Poor soils mean a deeper or engineered foundation. A narrow or landlocked lot means material and spoil move slowly, and labour is time.
It is the single highest-leverage thing you can pay for early. It determines the foundation design, which is the largest swing factor in the whole budget, and it is far cheaper than discovering the answer during construction.
Timeline
Design and engineering, then plan check, then construction. The permitting phase is the one people underestimate, and it varies by jurisdiction more than anything else in the process. We ask each city directly rather than assuming, because guessing a plan-check timeline is how a schedule promise becomes a broken one.
