How It Goes

Four steps, no mystery

  1. Discovery Call

    A 30-minute video call to understand the project, the constraints and the real budget — before anyone walks the property.

  2. Site Visit & Proposal

    We walk it already knowing the job, then put it in writing: scope, allowances, exclusions and a number you can compare.

  3. Pre-Construction

    Plans, permits, selections and schedule locked down before demolition starts, so the build isn't waiting on decisions.

  4. Build & Walkthrough

    Daily updates while we build. At the end we walk it together, and it isn't done until you say it is.

Straight answers

What areas do you build in?
Santa Clara and San Mateo counties only — 15 cities, listed above. We deliberately keep a tight radius. Travel time comes out of the build, not out of a spreadsheet, and a crew stuck on Highway 17 isn't on your project.
Do I need architectural plans before you can price my project?
No — but the answer changes what happens next. If you already have plans, we price and build from them. If you don't, we'll tell you honestly whether your project needs a designer or an architect first, and point you to one. We're a builder, not a design firm, and we won't pretend otherwise to keep a lead.
What size projects do you take on?
Our minimum is $20,000, and most projects run between $20,000 and $350,000+. Ground-up homes, ADUs and additions are our core work. Kitchens and baths we do too, but they're qualified on budget — we're not the cheapest bid and don't try to be.
Do you handle the design?
We build your vision — we're not designing the place with you. On simpler projects we'll provide a materials list and a rendering once the price is agreed. If you need real design work, you need a designer, and we'd rather say so up front than find out three weeks in.
Do you do roofing?
No. We hold a California General B license, not a C-39 roofing license, so we don't quote or self-perform roofing. When a project needs roof work we bring in a licensed roofer and coordinate the sequencing so it lands before interior finish rather than after.
Are you licensed, bonded and insured?
Yes — California General Building (B) license #1112902, a $25,000 contractor bond, and an active workers' compensation policy with The Hartford. Don't take our word for it: verify the license directly on the CSLB registry. Certificates of insurance are available on request.
How do allowances work — and what if the actual cost comes in lower?
An allowance covers work nobody can honestly price until something is opened up — subfloor, dry rot, a garage ceiling. Those are billed at actual cost, and whatever isn't spent comes off your final invoice. We'd rather show you the unknowns than bury them in a padded fixed price.
How will I know what's happening during the build?
You get daily photo updates, the schedule, and selections through BuilderTrend — the same view we have, which matters if you're remote or the house is vacant. And no scope change happens on a handshake: every change is written, priced and signed before it's built.
